How long does a flat roof last?
A material-by-material look at realistic flat roof lifespans in UK conditions — plus what actually shortens them and what you can do to get the full life out of yours.
The honest answer to "how long does a flat roof last" is: between 10 and 50 years, depending entirely on what it's made of and how well it was fitted. The cheap end of the market and the premium end are an order of magnitude apart on durability, and the difference at quote stage is rarely more than a couple of hundred pounds. This guide explains the lifespan of every flat roof material commonly fitted in the UK so you can make a sensible call when you're being quoted.
By material — the realistic numbers
EPDM rubber: 25–50 years
EPDM (ethylene propylene diene monomer) is a synthetic rubber single-ply membrane. It arrived in the UK in the 1990s and has become the default for domestic flat roofs. The material itself is exceptionally stable — accelerated weathering tests by the major manufacturers project 50+ year material lives, and the oldest commercial EPDM installations in the US (where it's been used since the 1960s) are still performing well at 50+ years.
Real-world lifespan depends on grade:
- Cheaper EPDM (0.8mm – 1.0mm thickness): 20–30 years
- Standard domestic EPDM (1.2mm): 25–40 years
- Premium EPDM, Firestone RubberGard or similar (1.5mm): 40–50 years
The single biggest risk factor for EPDM is mechanical damage — sharp objects dropped or dragged across the surface can puncture the membrane. Fitting on a roof that sees regular foot traffic without an additional protection layer is asking for trouble.
GRP fibreglass: 25–30 years
GRP (glass-reinforced polyester) is hand-laminated polyester resin reinforced with chopped-strand glass mat. Properly applied, the laminate is essentially a fibreglass shell — extremely durable underfoot, no seams, no laps.
Realistic lifespan in UK conditions: 25–30 years on a domestic roof, possibly less on a south-facing balcony where UV exposure is intense. The pigmented topcoat is the wear layer and may need refreshing at around 15–20 years; the underlying laminate continues to perform.
The main failure modes for GRP are cracking (from building movement, particularly on extensions where the new GRP roof meets an older structure) and delamination (where the laminate has lost bond with the deck, usually because the original install didn't prime properly). Both are repairable if caught early.
SBS torch-on felt: 20–25 years
Modern three-layer SBS-modified bitumen felt is a different product to the cheap built-up felt of the 1970s and 1980s. The SBS polymer modifier keeps the bitumen flexible across the temperature range a UK roof actually sees. Properly fitted, three-layer torch-on felt comfortably lasts its 20-year manufacturer warranty.
Older built-up felt (the stuff you'll find on garages built between 1965 and 1995) was rarely as durable. Lifespans of 10–15 years were typical, with widespread cracking, alligatoring and aggregate loss appearing by year 12. If you've inherited a 1970s felt roof, expect it's nearing or past end of life regardless of how it looks at a glance.
Mastic asphalt: 50–60 years
Mastic asphalt is the traditional flat roof covering on pre-1970 commercial buildings, art deco houses, and post-war local authority flats. Hot-applied, jointless, heavy, and extraordinarily durable when properly installed. The oldest mastic asphalt roofs in the UK are now 80+ years old and many are still serviceable.
Lifespan of 50+ years is realistic for new installations, though very few new mastic asphalt roofs are now being fitted — the trade has largely been replaced by single-ply membrane on commercial work and EPDM on domestic.
Single-ply PVC (Sika Sarnafil, IKO Armourplan): 25–30 years
Commercial-grade PVC single-ply membrane is the default for industrial flat roofs. Welded seams, mechanically fixed to insulated decks, manufactured to tight tolerances. Manufacturer warranties typically run 15–25 years; real-world lifespans match.
Single-ply TPO (thermoplastic polyolefin): 20–30 years
The newer competitor to PVC single-ply. Excellent heat-weldability, similar lifespan to PVC, more environmentally favourable formulation. Becoming more common in UK commercial work since around 2010.
Liquid systems (Kemperol, Cromar Pro, Acrypol): 10–25 years
Liquid-applied systems vary hugely in performance. Cheap single-component acrylic coatings (Acrypol+ and similar): 5–10 years. Two-pack polyurethane systems (Cromar Pro Liquid): 15–20 years. Premium polyester systems (Kemperol): 25 years.
What actually shortens flat roof life
Materials don't fail in laboratory conditions for laboratory reasons — they fail on real roofs because of one of these:
- Poor original fitting. The single biggest factor. A 50-year EPDM membrane installed by someone who didn't bond it properly will fail at year 7. Fitting quality matters more than material grade.
- Inadequate falls and drainage. Water that doesn't drain off the roof finds its way through. Pooled water freezes in winter and accelerates membrane failure. Roofs designed with shallow or non-existent falls have shorter lives full stop.
- Foot traffic on membranes not designed for it. EPDM is not a walking surface. Felt is not a walking surface. If people walk on these regularly, the lifespan halves.
- Failure to maintain. Outlets blocked with leaves, moss growing on the surface holding moisture, debris from overhanging trees abrading the membrane — all of these accelerate decay. Twenty minutes of attention each autumn doubles the useful life of most flat roofs.
- Mechanical damage. Aerials and TV dishes screwed into the membrane, ladders dragged across the surface, garden tools dropped from height — all common causes of premature failure.
- Tree damage. Sap, leaves, debris all accelerate biological growth. Branches scraping the membrane in wind cause physical wear. Overhanging trees take years off the life of any flat roof.
- Building movement. Extensions on older houses sometimes settle in their first decade. Rigid materials like GRP can crack under this movement; flexible materials like EPDM and felt tolerate it better.
- UV exposure. South-facing roofs see more degradation than north-facing. There's not much you can do about this, but it explains why two adjacent roofs of the same age and material sometimes fail at different rates.
How to maximise the life of your flat roof
The single most useful thing you can do:
- Twice a year, look at the roof. Late spring and late autumn. Walk around the perimeter at ground level with binoculars if you can't safely get up. Check for moss, pooled water, debris in outlets, lifting at edges, visible damage. Most failures give 6–18 months of warning if you know what to look for.
- Clear outlets and gutters annually. Leaves blocking a single outlet can pool water across a whole roof. Five minutes of attention each autumn.
- Treat moss when you see it. Moss holds moisture against the membrane, prevents drying, accelerates degradation. A water-based biocide solution applied via watering can in spring keeps it down.
- Don't fit aerials/dishes through the membrane. Use existing chimney mountings or wall mountings. Every penetration of a flat roof membrane is a future leak.
- Don't drag things across the surface. If you need ladder access via the roof, lay down a board.
