Flat roof materials compared

EPDM rubber, GRP fibreglass, torch-on felt, single-ply membrane, mastic asphalt and liquid systems — what they are, what they cost, how long they last, and which one is right for what.

The shortlist

For most domestic flat roofs in the UK today, you're choosing between three materials: EPDM rubber, GRP fibreglass, or SBS torch-on felt. For commercial flat roofs, the choice is usually between single-ply PVC/TPO membrane, liquid waterproofing systems, or in rare cases mastic asphalt. Everything else (built-up bituminous felt, old-style sheet lead and copper, traditional asphalt) is now a heritage or refurbishment scenario rather than a new-install choice.

EPDM rubber

What it is: A synthetic rubber membrane, supplied in large sheets up to 15m wide. Bonded to the deck with a contact adhesive (cold work, no naked flames). For roofs up to about 30m², a single seamless sheet covers the whole roof.

Pros: Long material life (50+ years for premium grades). No seams on smaller roofs. Tolerates building movement well. Cold-applied — no fire risk during installation. Fully recyclable at end of life.

Cons: Not a walking surface. Vulnerable to mechanical damage (sharp objects, dragged ladders). Black is the only realistic colour. UV-stable but ages slightly over decades — a 30-year-old EPDM roof looks faded compared to a new one.

Best for: Domestic garages, kitchen extensions, dormers, porches, single-storey rear additions — anywhere with no foot traffic.

GRP fibreglass

What it is: Hand-laminated polyester resin reinforced with chopped-strand glass mat, finished with a pigmented topcoat. Forms a rigid waterproof shell bonded to the deck.

Pros: Excellent durability underfoot (the only domestic flat roof material that's properly walkable). No seams. Available in any RAL colour. 25-year manufacturer warranty common.

Cons: Rigid material — less tolerant of building movement than EPDM. Cure-time sensitive (needs ambient temperature above 5°C and dry conditions for proper laminate development). Slightly more expensive than EPDM. Difficult to repair invisibly.

Best for: Balconies, dormers, roof terraces, porches, any flat roof with foot traffic. Roofs where appearance matters.

SBS torch-on felt

What it is: Three-layer SBS-modified bitumen membrane: vapour control layer, reinforcing underlay and mineral-finished cap sheet, all gas-torch bonded. The modern descendant of traditional built-up felt.

Pros: Excellent for complex shapes and difficult details. Repairs easily by torching on a new patch. Long-established trade — every roofer can work with it. Reasonable cost.

Cons: Hot works during install — fire risk near combustible structures. Black/grey colours only. Slightly heavier than membrane alternatives. Workmanship-sensitive (a good felter does a great job; a bad one creates problems).

Best for: Complex roofs with multiple upstands, chimney details and changes of plane. Overlays of existing felt roofs. Anywhere a specialist felter's skill adds real value.

Single-ply PVC and TPO membrane

What it is: Thermoplastic membrane supplied in large rolls, mechanically fixed to insulated decks with welded seams. The standard for commercial flat roofing across the UK and Europe.

Pros: Excellent durability and chemical resistance. Welded seams are as strong as the membrane itself. Available in white, grey or beige (white roofs have measurable thermal benefits in hot climates). Long manufacturer warranties (up to 25 years).

Cons: Commercial product, not really suitable for small domestic jobs. Requires specialist welding equipment and approved-installer certification. PVC is less environmentally favourable than newer TPO formulations.

Best for: Industrial units, school extensions, retail blocks, commercial offices, large flat roofs over about 150m².

Mastic asphalt

What it is: Hot-applied bitumen mixed with mineral fillers, laid by trowel as a 20–25mm thick monolithic layer. The traditional flat roof covering of choice from the 1920s through to the 1970s.

Pros: Exceptionally long lifespan (50+ years). Completely seamless. Tolerates ponding water. Walking-grade in most installations.

Cons: Specialist trade — very few asphalters working today. Heavy (limits use on lightweight construction). Hot works during install (fire risk). Slow to cure. Expensive vs alternatives. Carbon-intensive material.

Best for: Heritage restoration, listed buildings requiring like-for-like replacement, occasional commercial projects where its specific properties (chemical resistance, monolithic finish) are the right answer.

Liquid waterproofing systems

What they are: Cold-applied resin systems (polyurethane, polyester or acrylic), brushed or rolled onto the deck with non-woven fleece reinforcement embedded between coats. Cures into a fully bonded elastomeric membrane.

Pros: Excellent for complex details and refurbishment work — bonds to almost any sound substrate. No hot works. Wraps around penetrations and changes of plane that sheet membranes struggle with. Available in multiple colours.

Cons: Variable durability depending on system chosen (5 years for cheap acrylic, 25 years for premium polyurethane). More labour-intensive than sheet installation on simple roofs. Cure-time sensitive.

Best for: Refurbishment overlays on tired but sound existing roofs. Roofs with awkward detail areas. Listed buildings where the appearance of the original covering needs preserving. Commercial refurbishment.

How to choose

Most domestic flat roof decisions come down to four questions:

  1. Does anyone walk on it? If yes → GRP. If no → EPDM is usually best.
  2. How complex is the shape? Lots of upstands, chimney details, awkward angles → felt or liquid. Simple rectangle → EPDM or GRP.
  3. Repair vs replacement? Existing roof in moderate condition with isolated failure → liquid overlay or patch repair. End of life → full re-roof in EPDM or GRP.
  4. Budget constraint? EPDM and SBS felt are roughly cost-equivalent; GRP is slightly more; mastic asphalt is significantly more.

Whatever you pick, the quality of the install matters more than the material choice. A premium-grade EPDM roof fitted badly will fail before a budget-grade felt roof fitted well. Choose your contractor first, then have an honest conversation about which material best fits your specific roof.
