Different scale, different mindset
Commercial flat roofs aren't just bigger versions of domestic ones. The materials, the fitting methods, the warranty regime, the access constraints and the regulatory environment are all different. A 500m² PVC single-ply install on a school building has more in common with a marine job than with the rubber roof on a domestic garage.
We do both — but we treat them as different disciplines. Commercial work is run by a separate two-fitter team with the additional certifications, the right MEWP licenses, and the experience to coordinate with facilities managers, principal contractors and building control on larger projects.
The systems we install
Sika Sarnafil PVC single-ply. The market leader for industrial and commercial flat roofing in the UK. Welded seams (hot air, not adhesive), excellent UV resistance, full range of upstand and outlet detailing. Approved installer status. 15–25 year warranty depending on spec.
IKO Armourplan PVC single-ply. Direct competitor to Sarnafil at similar performance and slight cost saving. Same welded-seam technology. Approved installer.
Firestone RubberCover (EPDM) commercial grade. The commercial-spec version of the rubber we install domestically — 1.5mm thickness, fully adhered, no seams on small commercial roofs. Approved installer, 20-year warranty.
Bauder thermal liquid systems. For complex commercial details and refurbishment work where strip-and-replace is impractical. Cold-applied, multi-layer, BBA certified.
Typical commercial projects
- Industrial unit re-roofs. Stripping existing built-up felt or asphalt from steel-frame buildings, fitting new insulation to current spec, installing mechanically-fixed single-ply membrane. Typical project: 300–1,500m².
- School and college work. Holiday-period turnarounds, summer-break programmes, weekend mobilisation to fit term timetables. Strict CDM and safeguarding requirements.
- Retail and office block roofs. Out-of-hours working to minimise business interruption, particular attention to plant room interfaces and HVAC duct penetrations.
- Healthcare facilities. Working alongside dust-control and noise restrictions, full HSE site induction every visit.
- Domestic-style commercial projects. Small shops, GP practices, garages, vets — where the project is too small for the big commercial firms but too complex for general builders.
Project mobilisation
For commercial work the process is rather more involved than a domestic quote:
- Initial enquiry → site visit: Usually within 5 working days.
- Site visit → detailed proposal: 5–10 working days for medium projects, 15+ working days for larger or more complex jobs (where structural surveys, U-value calculations and CAD details are required).
- Proposal acceptance → site mobilisation: Typically 3–6 weeks depending on lead time on materials. Sika and IKO single-ply membranes are bespoke-coloured for larger jobs and have factory lead times.
- Site work: 1–4 weeks for typical projects up to 1,000m².
Working under principal contractors
For projects under CDM regulations (most commercial work over a few weeks' duration) we work happily under a principal contractor, with full submission of Construction Phase Plans, RAMS, COSHH assessments, fitters' competency records and method statements as required.
For direct-to-client projects on smaller commercial work we'll take principal contractor role ourselves where appropriate.
Insurance and certification
Warranties for commercial work
Manufacturer warranties on commercial single-ply membranes range from 15 to 25 years, conditional on installation by an approved installer (which we are) and on regular maintenance. We provide a separate workmanship guarantee on top — 10 years on full installs, 5 years on refurbishment overlays.
